A lease that transfers substantially all risks and rewards of ownership.
A finance (capital) lease is one where the lessee obtains substantially all risks and rewards incidental to ownership; accounting treats it similar to buying with loan financing (framework-dependent terminology).

Under Ind AS 116 almost all lessee leases look 'on balance sheet' - know the economics too.
